Fortuna Planning Commission Approves Subdivision, Warehouse Conversion
Fortuna Planning Commission Greenlights Subdivision, Warehouse Conversion
The Fortuna Planning Commission met on July 22, 2025, in a hybrid format, addressing two key agenda items: a minor subdivision and a conditional use permit for a building conversion. The roughly 30-minute meeting, attended by Chair Kine, Vice Chair Nichols, Commissioner Aimone, Community Development Director Sherry Meads, and Deputy City Engineer Matt Nieberg, saw unanimous approval for both projects.
The first item concerned the minor subdivision of Assessor's Parcel Number 202-381-048, a 0.76-acre undeveloped parcel slated to become two residential lots. While the project was deemed exempt from the California Environmental Quality Act (CEQA), public comment from Suzanne LeRoy raised concerns about a spring located on the property and its potential impact on construction. Ms. LeRoy also questioned the intended use of the subdivided lots. In response, City Engineer Nieberg clarified that each lot would require a geotechnical soils report before any building permits could be issued. Despite these concerns, the commission unanimously approved the tentative parcel map.
The second item involved a conditional use permit and design review for 103 12th Street. The project proposes converting an existing automotive service shop into a warehouse and wholesale operation with a small retail component. The commission approved the permit, initially with a condition requiring landscaping. However, after further discussion, the commission voted to remove this condition from the final resolution. Public support for this project was voiced by Abe Stevens, who highlighted the need for more housing in central Fortuna, and another speaker who emphasized the desire for more local, handcrafted souvenirs.
The meeting concluded with an announcement that the next scheduled commission meeting has been canceled. The Fortuna Planning Commission typically meets on the second and fourth Tuesday of each month.
